Landlord Gas Safety & EICR: What You Must Know in 2026
CP12 every 12 months, EICR every 5 years — your legal duties, the penalties and how to automate compliance
2026
If you let a property in London, two certificates protect you from prosecution: the annual gas safety record (CP12) and the five-yearly electrical installation condition report (EICR). Miss either and you're not just non-compliant — you can be fined, prosecuted and held liable if anything goes wrong.
The Two Certificates You Must Hold
- Gas safety certificate (CP12), every 12 months from £75
- EICR, every 5 years from £180
The CP12 must be issued by a Gas Safe registered engineer, with a copy given to each tenant before they move in and within 28 days of every check. The EICR must be carried out by a qualified electrician, and for new tenancies the tenant must receive a copy before occupation.
Your Legal Duties
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must ensure all gas appliances, flues and pipework are maintained in a safe condition and checked annually by a Gas Safe engineer. The Landlord & Tenant Act 1985 adds the electrical safety duty — the EICR — alongside the requirement to keep installations in proper working order and repair them promptly.
Penalties for Non-Compliance
Fines for missing gas safety paperwork can reach six figures, and the Health & Safety Executive can prosecute landlords personally. A tenant injured by an unserviced appliance can claim compensation, and an out-of-date EICR invalidates buildings insurance and blocks the rent guarantee policies that many landlords rely on. It's a cheap certificate to buy and an expensive one to skip.
Why a Maintenance Contract Makes It Automatic
- Fixed monthly cost — no surprise invoices
- Digital certificates stored and forwarded to tenants automatically
- Renewal reminders handled by us — you never miss a date
- Priority call-out if a tenant reports a fault
The most common reason landlords fall foul of the rules is simply forgetting the renewal date. A maintenance contract turns compliance into a subscription: the checks happen on schedule, the certificates arrive digitally and your tenants are always covered.
10/60/30 on Any Remedial Works
If an inspection finds a defect, remedial works are quoted separately and paid on our standard 10/60/30 terms — 10% on design, 60% before materials, 30% on completion, with no retention. Most landlords prefer to fold routine maintenance into the contract so the property is never left without a valid certificate.
Compliance & Certification
Every inspection is carried out by qualified, registered engineers working to the statutory requirements:
