The Nominated M&E Builder
Appointed directly by you and your architect — no main contractor in the chain, no JCT
Save 15%+ vs a Main Contractor
Because you appoint M&E Solutions directly, you avoid the main-contractor markup on top of the M&E works.
Full Design, Compatibility & Compliance
M&E design, calculations, compatibility review and Building Regulations compliance — one coordinated package.
10/60/30 — No Retention
Pay 10% on design, 60% before materials and 30% on completion. No retention and no JCT.
Pay Us Directly with Your Finance
Fund the works with 0% point-of-sale finance, green loans from ~3.5% APR, or the Warm Homes Loan on heat pumps.
Appointing M&E Directly
Why should I appoint M&E Solutions directly?
Because there's no main contractor in the chain, you avoid the 15%+ markup a main contractor adds on top of M&E works. You get full design, compatibility and compliance in one package, paid on simple terms, with one accountable partner.
What does "save 15%+" actually mean?
A main contractor typically adds at least 15% to the M&E scope for management and risk. Appointed directly, that markup disappears — you pay the M&E price, not the M&E price plus a middleman.
Do you work with my architect?
Yes — that's the core model. Your architect nominates M&E Solutions, you appoint us directly, and we deliver the design, compatibility and compliance the architect specifies, keeping the architect fully in control of design.
Payment & No Retention
How do the 10/60/30 payment terms work?
10% on design (project month), 60% before materials are ordered (project month), 30% on completion (next month). That's the whole payment schedule — no retention, no JCT, no Net-60/90 chain.
Why no retention and no JCT?
Retention exists to protect a client against a main contractor's default — and JCT contracts govern client-main-contractor relationships. Appointed directly, neither applies: our simple 10/60/30 terms are our contract, and your finance covers the works.
How do I fund the works?
You pay us directly with your own finance: 0% point-of-sale finance (12-24 months on smaller works), green loans from ~3.5% APR, the 0-3% Warm Homes Loan on heat pumps, or a remortgage advance. The credit agreement is with your lender, never with us.
Certifications & Quality
Who does the work?
Registered engineers and partner specialists under the M&E Solutions brand — Gas Safe registered engineers, NICEIC-approved electricians, MCS-certified heat pump partners — supervised and quality-controlled by us, with full design and compliance responsibility.
What certifications do you hold?
The full position is on our certification register. In short: CPVC fire-sprinkler installer training (2016, renewal in progress); manufacturer installer authorisation in progress; independent third-party fire installer certification (IFC SDI-22/SDI-25) planned for 2027 and not yet applied for; Gas Safe/NICEIC/MCS/TrustMark/CHAS and Which? Trusted Trader registrations are in progress and are not claimed as held until granted. Statutory gas and electrical work is carried out by appropriately registered engineers, and grant-funded work is delivered with MCS-certified partners. No BAFE, FIRAS or LPCB accreditation is claimed.
Is there a warranty?
Yes — brand-accredited installations unlock extended manufacturer warranties (up to 10 years on boilers, for example). Our own workmanship warranty is stated in the written quotation; we do not describe it as insurance-backed unless the relevant policy is in force and disclosed.
Coverage & Response
Do you cover my area?
We cover the whole of London plus Essex, Kent, Surrey, Hertfordshire, Berkshire, Buckinghamshire and East Sussex. See our Areas We Cover page for the full list.
How fast is an emergency response?
24/7 emergency cover is available. Typical response is same-day for boiler breakdowns and leaks; maintenance contract members get priority response.
Do you handle landlord certificates?
Yes — gas safety certificates (CP12) every 12 months and EICRs every 5 years, delivered digitally, with automatic renewal reminders and maintenance-contract pricing.
